Terms of Holiday Booking and Rental

Please read these terms and conditions carefully before sending your Booking Request

A legally binding contract will come into existence when the dates have been confirmed and the deposit paid, between us as the owners of The Old Dairy at Fishleigh Farm and you as the holiday maker,

We do not accept bookings from anyone under 18 years of age.

It is your responsibility to ensure that all members of your party understand and comply with our terms, especially ‘House Rules’.

Payment and booking

We ask for a non-refundable deposit of £100 payable by BACS at the time of booking.  If you are unable to pay by BACS please contact us.

On receipt of the deposit we will send confirmation of the booking, stating the balance due, which will be payable not less than 6 weeks before the start of your holiday. 

If the start of your holiday is within six weeks of booking, then we will ask for the whole amount to be paid when we confirm your booking.

We will send you a reminder if we do not receive the balance by the due date.

A £50 cautionary deposit will be added to the rental balance.  It is refundable within three days of your departure provided that no damage to the property or contents has occurred. 

Cancellation

We strongly suggest that you take out holiday insurance to cover any eventualities that may result in you having to cancel your holiday; to cover illness including Covid or any other pandemic, any losses, accidents, damage, injury, expense or inconvenience whether to person or property.  Please note no refund will be given if you, or a member of your party, has to cancel because you have contracted Covid.

A cancellation by yourself must be notified in writing.  If you cancel your holiday more than six weeks before the period of your reservation, provided the Old Dairy can be re-let, the total amount you have paid will be refunded less an administration charge of £50. You would of course have the option to re-book for alternative dates at your initial booking rate. 

If you cancel less than six weeks before the start of the holiday, then the full balance is non-refundable, except the £50 cautionary deposit which will be refunded. However, the owners will endeavour to re-let the Old Dairy and if successful the owners will refund the balance you have paid which includes the £50.00 cautionary deposit, but will charge an administration charge of £50. 

In the event that the owners have to cancel your holiday for any reason, a full refund of all payments made to us will be given.

If Government legislation means that your holiday will have to be cancelled because of Covid legislation, national lockdown or movement restriction, your deposit and any balance paid will be refunded in full.  You will of course have the option to re-book.

Do not travel if you feel un-well and notify us on your return home if you subsequently test positive.

Both parties must comply with current Government legislation.

Arrival and Departure

Please arrange to arrive after 3.00pm on the day of your booking and to depart by 10.30pm on the last morning.  Please discuss these times with us if there is a problem.

The Old Dairy will be clean and tidy for your arrival; please leave it as you found it and kindly place used linen, towels and bedding in the black bags provided.

House Rules

Please read the Fire instructions carefully [in your guest information book] and make sure that all adults know what to do in an emergency. Please note that, in the interests of fire safety, we do not allow candles or other naked flames inside or outside The Old Dairy and there is no barbecue on site.

Fishleigh is still a working farm, with a flock of sheep, poultry, ponies and pasture land, so we regret no pets are allowed.  It is important that our visitors keep strictly to the Old Dairy, its garden and access lane and do not enter fields, barns or stables unless invited by the owners.  Farms with agricultural machinery, tools, hay barns and animals can be dangerous places, especially for children.

Fishleigh Farm and The Old Dairy are smoking, vaping and drug-free areas, please respect this. Please treat The Old Dairy and facilities with due care so that other guests may continue to enjoy them.  If you notice that anything is missing or damaged when you arrive, please let us know immediately so that we can take appropriate action. Should any problem, breakage or damage occur during your stay, we expect you to report at the time so that it can be discussed; certainly before check-out.  The accommodation will be inspected after your departure and the cost of any loss or damage will be deducted from your security deposit or charged if necessary.

Please:

  • remove outdoor footwear as you enter the building
  • lock the doors, secure windows, turn off lights and check electrical appliances when you leave the Dairy unoccupied
  • park in the designated area and do not block the access track except when loading or unloading your vehicle
  • keep noise levels down in the late evening
  • do not move the furniture
  • do not take Dairy towels to the beach
  • make sure the keys are returned at the end of your stay

And the small print

We retain the right to refuse a booking without giving any reason.

We or our representatives retain the right to enter The Old Dairy or the garden at any time to undertake essential maintenance or for inspection purposes.

Only the number of people who booked the accommodation may stay overnight.

In making the booking you accept responsibility for any theft, breakage or damage caused by you or your party and agree to indemnify us in full for any loss that we may incur as a result.

We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of those occupying the premises, or their guests, may impair the enjoyment, comfort or health of others.

Any complaints must be made immediately so that they can be dealt with at the time.

We shall not be responsible for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds, or for any temporary disconnection of electricity, water, internet or television reception.

We take all reasonable steps to ensure the accuracy of the material contained in our website and Facebook page in relation to the property and its surroundings, no liability for errors and omissions is accepted.

We reserve the right to make reasonable amendments to illustrations and text on our website and to these terms of Holiday Booking and Rental without notice.
